South Chesthill Estate enjoys over 6 miles of single and double bank fishing and 32 pools on the River Lyon, one of the major Tay tributaries, which is a beautiful and varied river. Chesthill House can be booked to include salmon fishing and trout fishing and Gardener's Cottage can include trout fishing (both properties are listed on Britain's Finest).

• Beats 1 and 2: Chesthill fishings (2-3 rods max) pools 1 – 12. South Chesthill Estate operates a double bank approach for half the pools on any particular day.
• Beat 3 is Culdaremore (2 rods max, alternate days), pools 13 – 23. This beat operates in the same way as Beats 1 and 2, with double bank on alternate days, shared with Glenlyon Estate.
• Beat 4 is Inverinain (4 rods max, single bank, 6 days per week). This beat includes good pools in low water (Valley, Still Water) and one of the most productive pools in medium/high water, Boulder (the second top pool in 2016).
