A warm welcome awaits all guests at Butterlaw Farm Steading. From the moment you step into the house you will be the priority. Located in a stunning rural setting with luxury accommodation and breakfast. Dating back over 150 years, Butterlaw has recently been converted. It is a unique, luxury boutique style bed and breakfast, with a stylish and contemporary classic interior, designed and furnished by Michael, a leading interior designer. Located 15 minutes from Kelso and the heart of the Scottish Borders, and 20 minutes from Berwick upon Tweed.

What are the rooms and facilities on offer at Butterlaw Farm Steading?

Butterlow Farm Steading is made up of three bedrooms. The first bedroom is a generous king-sized bedroom with a four-poster bed, mirror fitted wardrobes and french doors leading on to a patio area with a bistro-style table. The second bedroom was made by merging two smaller bedrooms into one. It boasts a super king bed that can be easily separated into twin beds. Last but by all means not least is a super king-sized bedroom offering a separate dressing room as well as a large en-suite. 

What can guests enjoy when staying in the Coldstream area?

The border of Scotland is marked by a rich history, magnificent landscape and majestic architecture. Wooded river valleys, salmon fisheries, farmlands, rolling hills and the most distinctive towns and golf courses in Scotland are all waiting for you. The small market town of Melrose, a former "Tourism Town of the Year" and the birthplace of the Rugby Sevens game, lies at the feet of the Eildon Hills. There are a handful of unique antique, design and gift shops that make up the town. Why not visit Sir Walter Scott's Home, Abbotsford House. There is also Melrose Abbey, the burial placeof the heart of Robert the Bruce, dating back to 1136, and don't miss the nearby Harmony Gardens before you return home to Butterlaw.

This is one of the best B&Bs we have stayed in. The rooms were spacious, superbly furnished, and spotlessly clean. Breakfast choices would have satisfied every taste, and well-cooked and presented. Our hostess, Doreen, could not do enough for us. The information package we received before arrival was comprehensive, with very clear directions - Butterlaw is a few miles into rolling farmland - and the guide to local eating places invaluable. The whole atmosphere of the steading was clean, attractive, and welcoming. First class, and the highest possible recommendation.

Superb B&B, quite perfect. Lovely rooms, big comfy beds, excellent decor to a very high standard and spotlessly clean. Excellent breakfasts. Lovely hosts, nothing was too much trouble. Location was also good, very central for getting to the places we wanted to see. Really cannot recommend highly enough, would most definitely stay there again.

Everything about this B&B facility is 5 star, and is as good, if not better than any hotel I've ever stayed in across the world. The owner is a renowned interior designer and the place is effectively his showpiece but that is not how it is used. Decor and furnishings are immaculate and the food and service cannot be faulted in any way!!!

A very stylish but welcoming establishment. Beautiful room with every comfort you could wish for. Exceptional hosts, unexpected afternoon tea given - scones, jam & marmalade home made, eaten in front of a log fire. Choice for breakfast. There was nothing we needed that was not provided. Fabulous.

This place is just amazing. Spotlessly clean and the furnishings are excellent. The Owners are so friendly and the food is just great. This setting is rural and in a great position to explore surrounding areas. Well worth our recommendation. It's great.

The best B&B in Britain! Everything about Butterlaw is five star. Michael and Doreen are fantastic hosts, the rooms are up to five star hotel standard, the position is quite beautiful and the breakfast amazing!
