A traditional eighteenth-century Georgian building, Derwent House has many of its original features, with the oak-beamed ceilings and quarry tile floorings steeped in history. The house has, however, been renovated to offer high standards of modern living and creature comforts, a big favourite among clientèle being a spacious dining area for dinner parties and precious family moments.

There is a great deal to keep the whole family busy, as Derwent House is the perfect location to explore the Peak District National Park, including the Matlock Trail, whilst also acting as a base for those wanting to explore the historical town of Matlock and its culture.

“Fantastic 50th”

This house is just fabulous, so clean, modern and with everything you could wish for. It's right in the centre of Matlock next to the park. Me and my family stayed here for my 50th Birthday. We had a fantastic weekend and will recommend this house to all our friends. Treats were left for the kids and even the dog.! Every attention to detail thought of, thank you so much Damien.

“Amazing venue for group getaway”

Fantastic place, super clean and very spacious. The attention to detail was lovely and The owner made sure we were comfortable without feeling his presence next door. Perfect location for exploring and very close to Matlock town so no taxis required in the evening. So good we have booked again next year.

“Fantastic venue for our weekend with friends”

Our second visit to Derwent House. The venue is perfect for our group of friends. Plenty of space with well furnished and well decorated rooms. The beds are comfortable and the bed linens and duvets are of really good quality and the fresh flowers are a lovely touch. The kitchen is well equipped and we produced a Sunday lunch worthy of the magnificent dining room. We noticed the changes made since our last visit and the hosts strive to continually make the property more appealing and comfortable for the guests.

We love being able to walk into the town for eating and drinking, no taxis or designated drivers and the house is situated in a lovely part of the town near the river and the park. The men in our party visited the local football ground and had an enyoyable afternoon watching Matlock Town we also visited Haddon Hall.
Loads to do in the local area, a great spot and a lovely venue.

“Happy family gathering”

Derwent House is a lovely, well appointed, spacious venue for a family gathering. With an age range from 2 to 70 the house provided everything necessary for a happy long weekend with room to lounge, to play, to cook and gather together round the kitchen table or party round the dining room table. The children made good use of the generous supply of games and books when it rained and we made regular visits to the fantastic Hall Leys Park which was literally a 2 minute stroll from the front door when the sun peeped out. The kitchen is a pleasure to use with everything arranged intuitively so that you could always source what was needed quickly and it did really have everything that could be needed. We used an outside caterer for the main celebration meal but when we go back again, which I'm sure we will, I'll happily use the kitchen because it is 'cook friendly'. The bedrooms were good and the beds high quality. There are easy to use stair gates top and bottom of main staircase. The road outside is a cul-de-sac so no traffic noise. The wifi was good. I think I've covered enough ground here to show our family's approval!

“Lovely House”

Derwent House is nicely decorated, full of character, extremely well equipped and very comfortable, with some lovely touches; several vases of fresh flowers and a cupboard full of books, games and videos. The situation is very attractive, beside a park with views of the surrounding hills. Milk and juice and a box of chocolates in the fridge and pleasant greetings from the owner made for a warm welcome. It's only fault is low doorways! My son is six foot three and kept hitting his head! Ok for those under six feet! Most rooms have en-suite facilities. All-in-all this is one of the nicest houses we have stayed in!

“This is the best ever rented house, and believe me I have rented many!!”

There was nothing that was not catered for in this superb house, everything was simply exceptional. The furnishings, the decor, the ambiance of each perfectly styled room, the beautiful bedrooms with top quality bedding and bathrooms, and don't get me started on the kitchen, a cooks dream! Not just spacious and well-furnished, but every detail has been thought of, down to the fresh flowers and fully-equipped kitchen. Interiors are attractive and comfortable and the big dining room made our evenings a pleasure.

A Perfect House For A Group Of Friends.

A group of eight of us in our late fifties and early sixties try to meet up a couple of times a year. It's always quite difficult to find our perfect house as each couple prefers to have a private bathroom and we need a big dining table, lounge and kitchen.

Derwent House fitted our requirements perfectly. The house is very well appointed with plenty of finishing touches way beyond what is normally expected of a holiday let (fresh flowers, a well stocked larder of herbs and spices as well as foil, clingfilm etc). There is good WIFI and very good TV, DVD and sound equipment.

The house is well located within easy walking distance of the town centre so that there was no worry about having to pick designated drivers but it is only a mater of a few minutes walk into open countryside.

All of the bedrooms were very comfortable and the cooking facilities were excellent for a large party.

The proprietor was extremely helpful and we would strongly recommend this house for a group get together.

Beautiful property, homely, very clean and very well appointed. Very comfortable for 12 with plenty of space all round. Great layout and well stocked kitchen. Great hosts who made it all very easy. Located very close to the town centre and park. Looking forward to a return visit.

We had an amazing family Christmas in Derwent House. The house easily accommodated our group. Everything about the house was outstanding. The downstairs space with the huge lounge for present unwrapping on Christmas morning; the side lounge - for those who wanted a smaller space to relax; the large kitchen and dining area where everyone could grab breakfast and lunch when they wanted; the grand dining room where we could all sit and have dinner together in the evening; the 6 bedrooms all decorated with their own character; and finally the opportunity to just walk out the front door and have a 1 minute walk to the park or the town centre… Our family travelled from all over the UK and I remember receiving a text from my sister who arrived first which simply said 'The house is absolutely stunning'. The owner is also a great host and very friendly, and takes great pride in all the details / decor / facilities - which make your stay so special. Derwent House is a very special place for a holiday.

As our wedding was a small intimate affair in Bakewell, Derwent House was perfect for ourselves and main guests. From the moment we entered, we all felt completely relaxed and at ease. We all felt like excited children, exploring the house and spent a great deal of time checking out all the rooms. All of the rooms are tastefully decorated and many had fresh flowers as an added touch. Everything you could possibly want was there, especially in the kitchen where every tool, utensil and gadget was available. Loved watching the squirrels in the park across the road, relaxing in the lounge in front of the log burner and the whole family gathering in the kitchen for breakfast together. Everyone fell in love with this property and can't stop talking about what a fantastic time they spent there. I cannot stress enough how perfect the house is, and we are so happy that we chose Derwent House to celebrate such an important day in our lives. Thank you Damien for everything, can't wait to return!

We stayed for 4 nights for my brothers wedding nearby. Lovely warm welcome, spotlessly clean and very comfortable, beautifully decorated rooms. Delicious breakfasts with lots to choose from. We were also very greatful for Adrian and Damien's local knowledge of the nearby trails and runs that are right from the door. After one of our long runs, we returned to find the most delicious homemade lemon drizzle cake awaiting us in our room, YUM! Perfect location for exploring the area. Thanks so much for such a lovely stay. We will definitely stay again.

We enjoyed ourselves so much that we had to go again. Very homely with wonderful breakfasts and a superbly comfortable bed. Our visit was a surprise birthday present for my wife and when she realised where were staying she was over the moon. The fine details mean so much. How wonderful. The house is absolutely charming and is perfect for a large group or family weekend. The fresh flowers in the downstairs reception rooms were beautiful and certainly added to the ambience of the property. Also an abundance of piping hot water was very much appreciated.

The location is excellent, quiet yet just a five minute stroll through the park into town. Matlock is also an ideal base for exploring Derbyshire. We actually bought tickets for Abraham Heights and Chatsworth from the owners which not only saved us money but made the entrance into both attractions much smoother. We walked straight from Derwent House to the cable car station for Abraham Heights which was a stunning walk with breathtaking views.

We would definitely recommend this property to any large groups. The owners are extremely attentive and nothing is too much trouble. Perfect - we look forward to returning in the future.

A substantial period house only a five minute riverside walk from the centre of Matlock. The owners have thought of virtually everything to make your stay very comfortable.....the large kitchen is comprehensively equipped, a "snug" room, next to the kitchen with a sofa and comfortable chairs and two cupboards full of a wide selection of games, maps and books, is a great area for the kids to play. Four double & two twin-bedded rooms, of varying sizes to suit a large family or groups of friends, are nicely furnished with quality fittings and very comfortable beds. We stayed for 6 days just after Christmas and into the New Year, and a nice touch was the ground floor rooms had been decorated with a big Christmas tree and tasteful decorations.
Snow lay on the ground outside, and it was bitterly cold for three days but the house was wonderfully warm with a very efficient central heating system and plenty of hot water.

We loved the location in old Matlock, with great walks along the riverside and around the town, or up past the church onto High Tor overlooking Matlock and the surrounding Derbyshire countryside

This was our second time at Derwent House and I'm sure we'll be booking again. It's a lovely house in a lovely spot and is beautifully presented. Lots of space, plenty of bedrooms and bathrooms, a delightful park just outside and a short walk to shops and restaurants. Just what you need for a big get together - highly recommended.

Thank you for a wonderful house to spend our weekend. Extended family of 11 on a celebration/birthday weekend. The house is superbly appointed, even down to fresh flowers everywhere. Spices etc there to use. Well equipped kitchen with everything you needed. Comfy bed and fluffy towels. Close to town for restaurants and park, and close to the major Peak District attractions. Even the weather was good.

We stayed here for a week to celebrate my parents' golden wedding and had an open house one day for around 30 guests. The house is beautiful. Damien was wonderful, helping to arrange flowers, advise on caterers and generally make sure everyone had a great time. There is a fantastic park right next to the property and the children were able to go on a miniature train and boating lake there. There is also a delightful riverside walk straight out of the front door. The property is extremely well equipped, right down to catering size cling film and foil, which came in handy! We all felt very lucky to have found the perfect place for this special occasion. Thank you!!

The service from Damien was spot on. he rang to give me details of arrival the day before. The house was lovely, beautifully decorated and dressed. The little extras provided made all the difference to our stay, such as lots of toilet rolls. Milk in the fridge. Salt & pepper provided. A lovely large box of maltesers was a treat shared by all.
Lots of hot water, excellent showers, comfortable beds and luxurious duvets. All the things you expect from a good hotel. The location was perfect for us as well. we enjoyed walks in the countryside, a day at Chatsworth and The Red Lion was only a short walk and it provided good meals at very reasonable prices. All in all, a perfect weekend! and the weather was brilliant!

A group of us booked the property for our annual get together. The property surpassed our expectations. The kitchen was extremely well -equipped with everything needed to produce a gourmet meal. Also plenty of fridge and freezer space with a great range cooker.
The lounge was comfortable and well furnished with lovely blinds and cushions. Unfortunately we didn't get the opportunity to light the fire due to fantastic October weather. The dining room was recently decorated and was lovely and light with wood panelling and a stunning dining table. There were fresh flowers in most of the downstairs room which was a lovely touch. Great Wi-Fi for those who needed it.
The beds were really comfortable with good quality cotton sheets. Towels and toiletries were provided in each of the bathrooms.
Damien was really helpful and got us cut price tickets for Chatsworth. His website had loads of useful information and links to local restaurants. He has responded to feedback from guests to improve the guest experience at Derwent House
We will be back next year!
